Metro Denver Area Residential Market Update

The 4th Quarter is beginning with Opportunities!

We love to see this Season of the year as the leaves are falling, the temperature is slowly falling and the Sun is falling faster behind our majestic mountains!  The one thing that is not falling is Mortgage Interest Rates!  After months of drifting, rates have finally picked a direction in September, and it wasn’t the one buyers wanted.  The 30- year fixed rate climbed each week and is now about 7.5% plus or minus.  Inventory of active listings has stayed fairly consistent and is just over 13,000 as well as the Average price of a Residential home is just over $700,000 and that is only 1.5% higher than last year.  The biggest surprise is that September Closings were down 21.3% from September 2025, and this puts our Months of Inventory at just under 5 months.

Buyers: If you have the right mindset you may benefit from getting into the market this Fall. Negotiating power has improved, and this market isn’t something we should simply wait to get through.  The reality is we could be operating in this current environment for the foreseeable future.  Always remember that Real Estate isn’t something you wait to purchase.  The best formula is to buy Real Estate and then wait, and let it help you build your personal wealth.

Sellers: This market is full of opportunity as the Inventory isn’t increasing, so you have less competition but please prepare your home to show its very best, make sure your basic systems are working well and updated and plan to offer some form of concession to compete with other sellers and attract the right buyers.

The real opportunities in this market don’t hinge on rates falling or prices climbing, but they belong to the buyers and sellers who keep an eye on where the market is going, and have the right Realtor in their corner to get there.  We have the experience and we are sharpening our skills every day to adapt to this market and become better at helping buyers and sellers navigate it successfully!

Metro Denver Area Luxury Market Update

The Metro Denver luxury residential real estate market continues to demonstrate resilience, with several encouraging indicators pointing toward a more balanced yet competitive environment. Average days on market have recently declined, suggesting that well-positioned, appropriately priced luxury properties are attracting buyers more quickly. At the same time, average sold prices edged higher in September, both compared to the previous month and year over year, reinforcing the underlying strength of property values in the upper end of the market. New listings increased only moderately, helping to keep inventory growth measured rather than creating an oversupply of available homes.

Despite these positive trends, the number of luxury homes sold in September declined by approximately 10%, highlighting a market in which buyers remain selective and transaction volume is more restrained. This combination of rising prices, shorter marketing times, and fewer completed sales suggests that demand remains healthy for exceptional properties, even as buyers take a disciplined approach to their purchasing decisions.

For sellers, thoughtful pricing, compelling presentation, and strategic marketing remain essential to achieving a successful outcome. For buyers, opportunities continue to emerge, but desirable homes in prime locations can still command strong interest. Overall, Denver’s luxury market appears to be navigating a period of measured activity and sustained value
