Metro Denver Area Residential Market Update

  • There are currently 6,253 Active Listings, which is 178% higher than last year at this time.
  • New Listings are down -8% YOY, and Closings are down -19.5% YOY, which is the biggest reason we have more Inventory.
  • The Average Price of a Single Family Home is $771,000 YTD, and Condos/Townhomes are at $480,745 which is just over 11% Appreciation for the year!
  • The main reason for the slowdown in Closings has been the rapid increase in Mortgage Rates that peaked above 7% a couple of months ago.
  • The slight decrease for Inflation recently has given us a Christmas Gift with Mortgage Rates declining to plus or minus 6%!

Metro Denver Area Luxury Market Update

The Denver Luxury Market is not crashing despite what you might be hearing in the media. We are finally reaching a market that is more “normal and balanced” where buyers can buy a home and make competent decisions, and sellers can still get a great price for their home.

This month’s data reflects what is happening across the luxury market, there are more active listings on the market, approximately 12% more than this time last year. This increase in listings is due to fewer properties going under contract with the shifting market, uncertainty with interest rates and also due to the seasonality of the year where it is typical for fewer homes sell.

The days on the market for single family homes has increased to 36 days, still very respectable for the luxury market and prices are holding stable with less than a 1% decline over last year. And while the total number of sold homes declined in November, the overall number of single family homes sold in the luxury market this year is up by more than 10%.

The “sky is not falling!” With interest rates trending down to around 6% most recently there are great opportunities for buyers to get a great house at a more reasonable price than earlier this year and at a decent interest rate.

Buyers are price sensitive, well priced homes in good neighborhoods are selling relatively quickly, over priced homes are requiring price reductions to get sold.

Sellers, this is not a market to be greedy in, it is very critical that your price is based upon the prices of homes that are selling most recently not the higher prices of this past spring.

Denver Christkindlmarket

This outdoor event brings us an authentic German holiday market experience at our doorstep. Stroll through European style alleys decorated for the holiday as you shop for finely crafted artisan gifts and yummy treats.

The Mile High Tree

Speaking of the Denver Christkindlmarket, this year The Mile High Tree (Americas tallest digital tree at 110 feet) will be located within the market.

During open times, visitors to the tree will enjoy a selection of festive and diverse songs timed to the tree’s exciting light displays. The programs start every 15 minutes. 

Christmas in Color

WHEN: Nov 18th – Jan 2nd, 2023, (Closed on Thanksgiving and Christmas Day)

Christmas in Color is a drive-thru animated light show.

Drive through more than 1 million lights perfectly synchronized to holiday music that can be heard by winding down your windows, or right through your radio.

Blossoms of Light

The Botanic Gardens’ signature event since the 1980s, this annual holiday lights extravaganza takes a year to plan and execute and transforms their York Street location into a twinkling winter wonderland.

Downtown Denver Rink

WHEN: Nov 21st – Feb 14th, 2023 (opens at 3pm)
WHERE: Skyline Park
HOW MUCH: Skate Rentals for adults are $11 and $9 for kids 12 and under. Bring your own pair and skate for free! If you need Skate walker for assistance you can also rent one $5.

Located in Skyline at 1601 Arapahoe St., Denver, come have fun at the Downtown Denver Rink.

PRO Tip: We suggest bringing multiple pairs of socks, or one pair of thick, warm socks. We also recommend wearing a pair of gloves or mittens while skating.

Light the Lights

WHEN: Nov 23rd – Jan 22nd, 2023
WHERE: City & County of Denver​ Building in Civic Center Park
HOW MUCH: Free

The 8-minute choreographed light and music show will occur every night at 5:45 pm and 6:45 pm. The City and County Building will showcase a festive, static light display before, between, and after the two nightly shows, until 10:45 pm.

PRO Tips:

  • There will not be any light and music shows on Mondays due to the City Council meetings taking place inside the building.
  • There will be a special light schedule on Sat, Dec. 3 to highlight activities as the 9 News Parade of Lights that begins right in front of the City and County Building.
  • Additionally, the City and County Building will remain completely dark for an annual memorial vigil honoring persons experiencing homelessness, on Tues, Dec. 20.

Après Ski Holiday Market

Paying homage to the quaint European holiday festivals, the Aprés Ski themed weekend festival will take place in the heated alleyway between all the shops and restaurants onsite.

Luminova Holidays

Union Station Holiday Events

Come each night from 5–10pm to see the Merry & Bright Lights outdoor light show featuring holiday music, interactive visual imagery created by local Denver artists and a 40-foot-tall Christmas tree featuring more than 7,000 holiday lights.

Have a delectable cocktail at the Miracle at Union Station, a whimsical pop-up cocktail bar, decorated for the holidays, from lunch until midnight.

And come see Santa and Mrs. Claus making their regular appearances at the station from 11am-4pm on Nov 28th, Dec 5th, 12th and 19th.

A Hudson Christmas: Extravaganza of Lights

Denver Holiday Lights & Sights Tour

Meet up at Denver’s City & County Building (1437 Bannock St.), each night at 5:40pm, for a fun-filled, two-hour Denver holiday lights walking tour experience. This experience was designed to give you views and great photo opportunities of Denver’s most beautiful and famous landmarks, magnificently lit up for this cheery time of year.

PRO Tips:

  • The tour ends at Union Station, which as we wrote above, has lots to offer during the holiday season too.
  • The walking route is relatively flat and with plenty of stops the tour is an easy walk.
  • For additional information make sure to check out their website.

McGregor Skate

WHEN: Dec 2nd – 31st, 2022; 12–9pm Monday–Thursday, 11am–9pm Friday–Saturday, 12–6 pm Sunday
WHERE: McGregor Square Plaza
HOW MUCH: Skate Rental + Admission: Adult (13-64) $15, Child (2-12) $9, Seniors and Toddlers go free.

The magic of winter has made its way to LoDo with McGregor Skate, an ice skating rink for all ages. There are special themed dates on Fridays from 6–8 p.m. with a live DJ. Come dressed up for:

  • Dec 2nd: Santa Theme
  • Dec 9th: Ugly Sweater Theme
  • Dec 16th: Santa Theme
  • Dec 23rd: Ugly Sweater Theme
  • Dec 30th: 80’s Apres Ski Theme

Parade of Lights

WHEN: Dec 3rd, 2022, at 6pm
WHERE: Throughout downtown
HOW MUCH: Free

The 9NEWS Parade of Lights makes a circuit through the heart of downtown beginning at 6 p.m. on Dec 3rd, including extravagantly illuminated floats, giant helium-filled character balloons, magnificent marching bands, traditional equestrian units and so much more!

Spectators can view the parade for free along the two-mile route on Tremont Street between 14th and 17th, on 17th Street from Tremont to Arapahoe, on Arapahoe between 17th and 15th, and on 15th St. from Arapahoe to Glenarm.

  • The parade begins at 14th and Bannock Streets where you can purchase grandstand seating in front of the City and County Building.
  • New this year is a fun run that follows the parade route. Before the run at 4:15pm, there will be a costume contest. The winner wearing the best festive gear will get to ride on a parade float later in the evening. Tickets for the Jingle Jog Fun Run can be purchased online.

Zoo Lights

When it comes to holiday magic, with over 1 million lights and incredible outdoor displays, you can always count on Zoo Lights. This year their newest installations include Aurora Borealis, Savannah Sunset and Electric Jungle.

  • As you wander through their winter wonderland, keep an eye out for nightly ice-carving demonstrations, cozy fire barrels and all kinds of festive holiday food and drink!
  • Member discounts are available on specific dates.

Snow Days

Metro Denver Area Residential Market Update

Here is some good news and facts about the Denver Metro Market:

  • Active Listings are at 7,290 which is 116% higher than last year at this time.
  • There have been 55,718 New Listings in 2022, and that is only 7% less than last year.
  • Closed Residential Properties are at 44,676 which is about 17% less than this time last year.
  • The Average price of a Single Family Home YTD is $773,822 which is a remarkable 12.5% higher than last year, and the Average price of Condos and Townhomes YTD is $481,391 which is 11.5% higher than this time last year.
  • We continue to see solid activity for New Listings and New Pending Contracts each week. Sellers that price correctly are on the market approximately 28 days, but Sellers that have to reduce their price are averaging 71 days in the MLS.

If you need to sell now, we can still sell and close your home before the end of the year.

Buyers, the good houses may still have some bidding wars, but most sellers will offer some financing incentives to help you buy your interest rate down and help you get the payment you desire!

Historically, some of the best deals in the market are in November and December, and you can still buy and close before Christmas morning and the Holiday Season.

Metro Denver Area Luxury Market Update

The luxury market in the metro Denver area is still moving in a positive direction.

While the total number of sales in October was down 24% over this time last year, following suit with the overall market. Prices are still holding strong with sold prices 5.2% ahead of last year.

Average days on the market for a single family home are only 29 which is only a few days more than this time last year.

New listings are up 13% over this time last year, indicating that Sellers are wanting to take advantage of this strong segment of the market.

As always the luxury market is price sensitive. Updated homes in good neighborhoods are still selling within a few days. Homes that are priced too aggressively for the current market are sitting and likely necessitating price reductions in order to obtain a buyer.

For buyers there are some great opportunities especially if you are willing to do some work on a property, the 4th quarter could be your best opportunity in a long time to get a house at a reasonable, market price and even though interest rates are higher right now, refinance down the road and have the best of both worlds, a good price and a good interest rate!

Herb and Butter Roasted Turkey with White Wine Pan Gravy

Blogger and cookbook author Tieghan Gerard has published this delicious recipe.
Here are the ingredients you will need:

1 (14-16 lbs) turkey, giblets and neck removed
2 sticks (1 cup) unsalted butter, at room temperature
2 tablespoons fresh sage, plus more for stuffing the bird
2 tablespoons fresh thyme, plus more for stuffing the bird
3 tablespoons fresh parsley
zest of 1 lemon
3 teaspoons kosher salt
1 1/2 teaspoons black pepper
1 piece large of double lined cheesecloth
2 lemons, halved
1 garlic head, tips sliced off
1 onion, halved
7-8 cups low sodium chicken or turkey broth

White Wine Pan Gravy

1 cup white wine
4 tablespoons salted butter
6 tablespoons all purpose flour
drippings from the turkey
2-3 cups low sodium chicken or turkey broth, as needed
1 tablespoon fresh chopped sage
kosher salt and black pepper, to taste

Instructions

1. Remove the turkey from the fridge one hour before roasting. Remove the giblets + neck and allow to come to room temperature.

2. Make the butter. In a medium bowl, combine the 1 stick butter, the sage, thyme, parsley, lemon zest, salt and pepper. 

3. Preheat the oven to 450 degrees F. Position a rack in the lower third of the oven. Place the turkey in a large roasting pan.

4. Season the cavity of the turkey with salt and pepper and fill the cavity with the lemons, garlic and onion. Gently lift the skin of the turkey by using your fingers and going in between the skin and body of the bird. Rub the herb butter under the skin of the bird, spreading some of the butter on top of the skin as well. Take the remaining 1 stick butter and melt it over the low heat on the stove or in the microwave. Dampen your cheesecloth with warm water and squeeze dry. Submerge the cheesecloth in the melted butter, making sure all the cheese cloth has soaked up the butter. Lay the cheesecloth over the bird, covering most of the bird. Drizzle any remaining butter over the turkey.

5. Pour 4 cups of chicken broth into the bottom of the roasting plan. Place the roasting pan in the oven and roast for 45 minutes at 450 degrees F. After 45 minutes reduce the oven temperature to 350 degrees F. and continue cooking for another 2 hours (until the turkey registers 160 F. on a meat thermometer), adding 1-2 cups of broth half way through roasting.  Baste the turkey with the drippings 2 times throughout cooking and when doing so rotate the roasting pan.

6. Remove the turkey from the oven and remove the cheesecloth, transfer the turkey to a cutting board, tent loosely with foil and let rest 20-30 minutes before slicing.

7. Make the gravy. Strain the liquid from the roasting pan, skimming off most of the fat. Pour the broth into a 4 cup measuring cup and then place in the freezer for 10 minutes. This helps the fat rise to the top of the surface. Once you have skimmed the fat, add enough broth to equal about 4-5 cups total of drippings/broth.

8. Place the roasting pan over two burners and add a splash of wine (about 1/2 cup) to deglaze the pan. You want to scrape up all those brown bits on the bottom of the pan. Once the pan is thoroughly deglazed, add the butter and once melted, add the flour whisking to combine. Cook, stirring constantly, until the mixture is golden, around 5 minutes.

9. Increase heat to medium high and add the remaining 1/2 cup of white wine, whisking as you go to let the wine reduce down. Slowly add reserved broth, stirring constantly, until the mixture is smooth. Stir in the sage and cook, continuing to stir, until the gravy has thickened to your desired thickness, around 8 to 10 minutes. Season to taste with salt and pepper. Serve warm with the turkey.

PRO Tips:

  • Soaking a layer of cheesecloth in melted butter, draping the butter soaked cheesecloth over the bird, then roasting the turkey with the cheesecloth ON the bird, the cloth protects the skin from burning all while basting the turkey with butter the entire time it roasts. The turkey comes out moist, tasty and the skin comes out awesome.

Lemon and Herb Roast Turkey Breast

Prep Time: 15 mins
Cooking Time: 2 hrs
Rest Time: 15+ mins

Serves: 6 people, 1-2 slices

Jennifer Richmond from Kitchy Cooking is a food blogger and a cook and has a variety of fantastic recipes on her website. We chose this recipe for smaller gatherings, where instead of needing a whole turkey, we can buy a turkey breast instead. The benefit of the turkey breast is that you get the same delicious turkey, with the same tender meat and crispy skin in a smaller package which is ideal when you have up to six people.

Ingredients

4 tablespoons butter, at room temperature
1 tablespoon fresh sage, minced
1 tablespoon fresh rosemary, minced
1 teaspoon fresh thyme, minced
1 lemon
1 6-7 pound Turkey breast
salt and lemon pepper to taste

Instructions 

1. Preheat the oven to 450 degrees F. Place a roasting rack in a roasting pan and set aside.

2. In a small bowl, mix together the butter, herbs and zest from the lemon until well combined, set aside. Slice the zested lemon.

3. Take the Turkey breast and loosen the skin. Slide the lemon slices under the skin. Using your hands, rub the herbed butter all over the Turkey. (You may need to re-butter your hands more than once.) Once the bird is covered, sprinkle it with salt and lemon pepper. 

4. Place the breast on the roasting rack. Cook for 30 minutes or until the skin is a nice golden brown. Reduce heat to 350 degrees, tent the breast with tin foil and cook for another 90 minutes or until a thermometer reads 165 (it’ll continue to cook once it’s been pulled out). Let rest for at least 15 minutes. Slice and serve with your favorite gravy and dressing.

PRO Tips:

  • Since it is a turkey breast you won’t be able to stuff it. But that doesn’t mean you need to miss out on that classic Thanksgiving stuffing. Jennifer recommends turning it into a dressing.

The Perfect Turkey

Zach Johnson aka ‘The Spice Guy’, created a recipe for what he considers The Perfect Turkey, as he appreciates how daunting it can be to get the turkey just right: Succulent, crispy on the outside, flavorsome, tasty, and juicy.

Here is his recipe:

Ingredients

One 11-pound turkey, thawed
6 tablespoons unsalted butter, cut into 1 tablespoon knobs
1 1/2 yellow onions, peeled and halved
4 garlic cloves, peeled
1 orange or lemon
PERFECT TURKEY Seasoning consisting of: Sea Salt, Black Pepper, Cumin, Rosemary, Ground Thyme, Colman’s Mustard Pow, Cayenne, Smoked Paprika, Minced Onion, Minced Garlic
A selection of root vegetables of your choice

Instructions

1. Preheat the oven to 325 degrees F.

2. Cut the onions and vegetables into similar sizes, around 2×2 inches.

3. Use paper towels to dry the skin of the turkey and clean inside the cavity.

4. Slide your (clean) hand between the skin and the breast meat beginning at the cavity opening and slowly separating them into a pocket.

5. Slide three knobs of butter under the breast skin on both sides of the turkey. Try to spread them around evenly.

6. Using the Perfect Turkey spice rub, work the mix into the skin all over the entire bird. Use your hands to press spice rub into the skin and into the cavity. The specially selected ingredients like smoked paprika, salt, garlic, spices, lemon peel, orange peel, red bell pepper, green bell pepper, and sugar will marinate and infuse into the bird’s meat and caramelize for a crispy skin.

7. Stuff the cavity with the onion halves, citrus, and garlic cloves.

8. Move the turkey to a roasting pan with a rack to avoid a soggy bird.

9. Use a large piece of foil, just big enough to fully cover the turkey breast and mold it over the entire breast area. (This will ensure the breasts don’t overcook and become dry).

10. Roast the turkey for 2 hours and then carefully remove the foil from the turkey breasts. Then, increase the temperature to 400 F and cook the bird for another hour. Using an instant-read thermometer, check the internal temperature by getting a reading from the meatiest part of the thigh. The ideal temperature is 165 degrees F. Make sure the skin has crisped up and become a deep golden color.

11. Remove the turkey from the oven and let it rest for the appropriate time for the weight. Then carve.

Roasted Garlic Mashed Potato

If you like garlic, creamy and delicious mashed potatoes, which are easy to make, then this is the recipe for you. Another recipe from the amazing Tieghan Gerrard, that can accompany any turkey recipe for your Thanksgiving meal.

 Ingredients

1 head garlic
Extra virgin olive oil
4 pounds yukon gold or russet potatoes, peeled and quartered
2 cups heavy cream
2 cups whole milk
3 sprigs fresh thyme
6-8 tablespoons salted butter at room temperature
Kosher salt and black pepper
1 orange or lemon

Instructions

1. Preheat the oven to 400° F.

2. Slice off the top portion of the garlic head to expose some of the cloves. Place the garlic on a piece of foil. Drizzle with olive oil, wrap it up, and bake for 40-55 minutes, until deeply golden and very soft.

3. Let the garlic cool, then squeeze out the cloves. 

4. Meanwhile, In a large dutch oven, combine the potatoes, heavy cream, milk, sage, and thyme. Bring to a gentle boil over medium heat and cook for 20-25 minutes, until the potatoes are fork-tender.

5. Drain the potatoes, reserving all of the cream. Discard the thyme and sage. Press the potatoes and roasted garlic cloves through a potato ricer. Then add them back to the warm pot. Alternatively, you can add the potatoes back to the pot and mash with a potato masher.

6. Over low heat, add 1 1/2 cups of the reserved cream and the butter. Continue to add more of the cream until your desired consistency is reached. Season the potatoes with salt and pepper. 

7. If desired, brown a little butter with sage or thyme and swirl into the potatoes before serving. Serve warm and creamy.

To make ahead:

In the Oven: Prepare the mashed potatoes as directed through step 6. Spoon the potatoes into a large baking dish. Cover and refrigerate for up to 3 days. To reheat in the oven, preheat the oven to 325° F. Pour 1/2 cup milk or cream over the potatoes and add 2 tablespoons butter, do not stir. Cover the potatoes tightly with foil and transfer to the oven. Cook for 20-25 minutes, or until the potatoes are warmed through. Stir before serving.

Slow Cooker: Prepare the mashed potatoes as directed through step 6. Spoon the potatoes into the slower cooker, cover, and keep on low for up to 4 hours. About 30 minutes before serving, turn the heat to low or high, add 1/2 cup heavy cream and 2 tablespoons butter, do not stir. Cover and let the cream warm and the butter melt. Stir before serving.

On the Stove: Prepare the mashed potatoes as directed through step 6. Add 1/2 cup cream and 2 tablespoons butter. Place the potatoes over low heat, gently stirring until warmed throughout.

Herbed Hasselback Potatoes

Chef Michelle Morris is also a Denver food writer, photographer and blogger and has blogged her Herbed Hasselback Potatoes recipe following a trip to Italy tasting incredible olive oils.

Potatoes are really quick and easy to make. Here is her recipe:

Ingredients

1 medium russet potato
2 tablespoons minced fresh herbs (Rosemary and Thyme)
¼ cup extra virgin olive oil
Sea salt

Instructions

1. Cut the potato in slices nearly through, but not all the way through. 

2. Place in an oven safe baking dish, and sprinkle with herbs, being sure to get a bit in between each potato slice. 

3. Pour the olive oil over the potato (and into the cracks) and then sprinkle with salt. 

4. Bake at 375 F until roasted through, about an hour. 

5. Baste with the olive oil several times while the potato is baking.

  • According to Michelle, the cutting technique (sliced, but not all the way through) exposes all of that potato surface to roast, so you get the texture and flavors like you would in roasted potatoes, but in a pretty presentation. Ideal for guests on Thanksgiving. 

Bacon Cranberry shaved Brussels Sprouts Salad

Denver based Meghan Yager is the creator of the Cake N Knife food blog. Her Bacon Cranberry shaved Brussels Sprouts Salad is easy to make and full of flavor and makes a great change from steamed Brussels Sprouts.

Ingredients

Citrus Dressing

1 Tbsp lemon juice
2 Tbsp orange juice
2 garlic cloves, minced
Pinch of cayenne pepper
1/2 cup olive oil
Salt and pepper

Shaved Brussels Sprouts Salad

2 dozen Brussels Sprouts, stems removed
4 slices bacon, cooked and chopped
2/3 cup dried cranberries
1/3 cup sliced almonds
1/3 cup grated parmesan cheese

Instructions

1. In a small bowl, add lemon juice, orange juice, garlic, and cayenne. Whisk together to combine. While whisking, slowly pour in olive oil in a steady stream to form an emulsion. Season with salt and pepper to taste. Set aside in the refrigerator.

2. Using a mandoline, shave brussels sprouts into thin slices to form a slaw texture. Rinse and dry once they’ve all been shaved.

3. Add shaved sprouts to a large serving bowl. Add bacon, cranberries, sliced almonds and grated parmesan cheese, tossing to combing. When ready to serve, toss with dressing.

4. Add almonds, cranberries, cheese, bacon and sprouts to a bowl, tossing to combine. When ready to serve, toss with the dressing.

Roasted Brussels Sprouts with Nut Butter

With over 200K followers on Instagram, Bailey Sailor is a popular Denver food blogger. We love this recipe… the Brussels Sprouts come out creamy and tasty with the nut butter sauce.

Ingredients

1½ -2 lbs brussels sprouts
⅓ cup peanut butter
2 tbsp olive oil
½ cup dried cranberries
1 tbsp soy sauce optional
1 tbsp garlic powder
⅛ tsp salt
⅛ tsp pepper
⅓ cup crushed pecans
½ cup water to thin the sauce

Instructions

1. Preheat the oven to 400 F. Slice Brussels Sprouts into halves or quarters depending on how large they are.

2. Toss the brussels in a big bowl with 2 tbsp of olive oil and all of the seasonings (garlic powder, salt & pepper). Place a sheet of parchment paper on a cookie sheet and put in the oven for 40 minutes (toss regularly to ensure an even cook).

3. Mix together the nut butter, 1/2 cup of water and 1 tbsp soy sauce or aminos. You may need a pinch of salt to season the sauce but taste as you go. Water is used to thin the sauce and make it spread evenly.

4. Once Brussels Sprouts come out of the oven, add them to a large bowl. add the sauce, nuts, cranberries to them. Toss well and serve immediately.

Pumpkin Pie Cake

Jamie, who created the blog, The Denver Housewife, has provided us with a Pumpkin Pie Cake (aka Pumpkin Pie Magic Cake) and could be your perfect dessert on Thanksgiving dinner.

Ingredients

For the crust

1 (15.25-ounce) package of yellow cake mix (reserve 1 cup)
1 egg
½ cup butter, melted

For the filling

2 ¼ cup 100% pure pumpkin puree
2 ½ teaspoons pumpkin pie spice
½ cup + 2 tablespoons brown sugar, packed
2 eggs
⅔ cup milk

For the crumb topping

1 cup yellow cake mix (reserved)
½ cup butter, cold

For serving (optional)

Whipped cream
Chopped pecans or walnuts

Instructions

1. Preheat the oven to 350°F. Grease a 9×13-inch pan and set aside. 

2. For the crust, mix together with a wooden spoon the yellow cake mix (keep 1 cup reserved for later), egg, and melted butter. Once a dough is formed, evenly spread the dough with a metal spoon and press firmly into the bottom of the 9×13 pan. 

3. For the filling, add the pumpkin puree, pumpkin pie spice, brown sugar, eggs, and milk into the bowl of a stand or hand mixer. Mix on low speed for 30 seconds, then mix on medium speed until well combined (1-2 minutes). Pour pumpkin filling on top of the crust layer and spread evenly. 

4. For the crumb topping, first slice the cold butter into cubes. Add the 1 cup of reserved yellow cake mix and the sliced butter into a medium bowl. Using a pastry cutter or 2 knives, knead the butter with the cake mix until a crumb-like mixture forms (the butter should be in tiny pieces). Evenly sprinkle the crumb mixture on top of the pumpkin layer. 

5. Bake for 50-55 minutes or until the crust becomes golden brown. Don’t use a toothpick to test the doneness, since the pumpkin layer will still be wet. 

6. Once baked, let the cake cool on the stove for 10 minutes, then transfer to a wire rack and continue cooling until it reaches room temperature. 

7. Cover and let chill in the refrigerator for at least 1 hour before serving. Top with whipped cream and chopped pecans/walnuts, if desired.

PRO Tip: According to Jaime, this cake can be saved for 2-3 days. If the cake is left in the refrigerator overnight while covered with plastic wrap or tinfoil, it may cause condensation and the crust can become soggy. Jaime recommends covering the cake and leaving it on the counter at room temperature, then chill 1-2 hours before serving.

Sweet Potato Pie

Lindsie Zagiba, blogged a Sweet Potato Pie recipe at the Mile High Mamas parenting website and it became their website’s most popular recipe. The pie is delicious and easy to make and looks great too. Here is the recipe:

Ingredients

For the Crust

1 1/4 cups all-purpose flour
1 1/2 tbsp white sugar
1 tsp salt
1/2 cup (1 stick) unsalted butter, cut into cubes
1 tsp vanilla bean paste (or vanilla extract)
1 1/2 tbsp ice water
1 tsp fresh lemon juice (or white vinegar)
1 egg yolk

For the Pie

2 cups pureed sweet potatoes
1 cup white sugar
1 cup brown sugar
1 small box instant vanilla pudding
1 cup evaporated milk
3 eggs
1 tsp salt
1/4 cup softened butter
1 tsp cinnamon (or pumpkin pie spice)
2 tsp vanilla bean paste (or extract)

Instructions

Cut your butter, and place it in a bowl, and place the bowl in the freezer the night before you make your pie dough for the best results.

1. Start making your dough by sifting sugar, flour and salt into a large bowl.

2. Add butter to the bowl, and with your hands or a pastry cutter, cut butter into flour until it resembles small peas.

3. In a separate bowl, mix egg yolk, vanilla, water and vinegar and add to flour and butter.

4. Using a wooden spoon, mix dough until it just starts to hold.

5. Transfer to a lightly floured surface and knead until the dough just holds together.  You’ll see bits of butter, and it might look a little crumbly, but that is okay.

6. Press the dough into a disc, and wrap in plastic wrap.  Place in the fridge for at least 30 minutes before rolling out.  (This will help the butter get nice and cold again, and allow the gluten to do its thing, and will make sure that when you bake it, the dough is nice and flaky).

7. To make your pie, roast sweet potatoes in the oven at 400 degrees for 30-40 minutes.  Take them out, let them cool, and remove the skins. (You can do this the night before)

8. Turn down the oven to 375 F degrees.

9. Puree sweet potatoes in a food processor until smooth and lump-free.

10. Mix eggs, evaporated milk and sugars in a bowl with a whisk.

11. Whisk in butter.  You’ll see pieces of butter now in the filling, but that’s okay.

12. Whisk in the vanilla pudding, salt and cinnamon

13. Whisk in pureed sweet potatoes.

14. Roll out pie dough on a lightly floured surface, and press into a pie plate.  Poke holes in the bottom with a fork, and place it in the freezer for 10 minutes.

15. Pour pie filling into prepared pie dough and bake for 50-60 minutes or until set and firm in the middle.

16. Let cool to room temperature and serve with whipped cream

Escape Room Experience

Navigating an escape room with your date is such a unique and thrilling experience, making great memories together and giving you plenty to talk about long after the date.

Denver has quite the variety of themed escape rooms… here are a couple of our favorites:

EscapeWorks

Located at 1529 Champa St., half a block from 16th Street Mall, EscapeWorks offers five different escape rooms with different themes: Spookeasy, Zombie Outbreak, Blackbeard’s Brig, Egyptian Tomb and Casino Heist, giving you plenty to choose from, regardless if you’re a pro or a newbie to the escape room world.

PRO Tips:

  • You can book a private room for an hour at a cost of $150.
  • The rooms do get booked up, so book online early as possible.
  • Wear comfortable shoes and clothes as all experiences are standing up. 

Escappology

Located at 2220 California Street, Escappology has seven different escape rooms to choose from: Antidote, Arizona Shootout, Budapest Express, Mansion Murder, Th3 Cod3, Under Pressure, Saving Santa.

All Escape rooms are 1 hour long and cost $34 per person.

They are open on Wed+Thu 2pm-9pm, Fridays 2pm-10pm, Saturdays 12pm-10pm and Sundays 12pm-7pm. You can reserve your escape room online.

PRO Tips:

  • You’ll need to arrive 15 minutes before the start of the escape room game. 
  • They also have a restaurant and bar on-site which you can enjoy with your date. 

Indoor Golf

Golf is a great way to alleviate some dating awkwardness. There’s always something to talk about, tasks to focus on and a game to play, taking the nerves down a notch and keeping things fun.

During the winter months we have found a couple of Denver venues offering indoor golf:

Urban Putt

Located at 1201 18th St, in the LODO district, Urban Putt is an indoor 18 holes mini golf with a restaurant and bar… ideal for a fun date. On the weekends they are open until 1am and after 8pm they are a 21+ venue. Mini Golf is on a first come first serve basis.

PRO Tips:

  • Mini Golf Pricing: Regular hours adults cost $14 for both courses, $8 for one course. Happy Hour (4pm to 6pm Tuesday through Friday) is $10 for both courses per person, (4pm to 6pm Tuesday through Friday).
  • The restaurant requires a reservation and has a variety on offer on their menu.

Topgolf

Topgolf, is a high-tech game that golf players of all levels can enjoy. Once you settle into your climate-controlled bay, a host will help you set up your game and create profiles for each of you. The fun part is deciding which of the more than a dozen games to play first.

Food and beverage is served right to your bay and with two locations in Denver (Centennial and Thornton) you are spoilt for choice.

PRO Tip: You can make a reservation in advance online, or walk in at less busier times.

Private Cooking Class

Learn culinary skills together while staying warm inside. And who better to learn from than top Denver chefs. Here are a couple of the best cooking classes in Denver:

Cook Street School of Culinary Arts

Located at 43 W 9th Ave, this school offers date night lessons and a wide choice of culinary types such as Sushi, Mediterranean, Italian, Braided bread, French, Caribbean, Thai and much more.

Denver Cooking Classes

Located at 1033 N Downing St., but also offer in-home classes and even offer a three hour date night cooking class taught by a chef. There are seasonal menus to choose from, using local ingredients, at the comfort and warmth of your home. You’ll have a choice of menu to cook three dishes from: Spain, Italy, Thailand, Mexico, India, and France.

Cost is $265 per couple.

Private Winery Tour and Tasting

Get the full experience of a winery by scheduling your own private tour. You and your date will take a short tour behind the scenes before being treated to a wine tasting.

Carboywinery

Based at 400 E 7th Ave, Carboywinery offers a tour and wine tasting of five selected Carboy wines, hosted by their wine specialists.

Attimo Wine

Situated at 2246 Larimer St., in Downtown Denver, Attimo Wine started by the owners of Snooze. Specializing in wines from Northern Italy, they offer tours and tasting room reservations for two. Appetizers are also provided with wine. The staff are knowledgeable about their wines and the wines are popular with visitors.

Afternoon Tea at the Brown Palace

Enjoy a luxurious experience at The Brown Palace, with their iconic Afternoon Tea, including handmade pastries, scones and tea sandwiches.

The Kitchen American Bistro

Located on Wazee St. in North Denver, this stylish bistro offers international cuisine. Known for its super yummy food, a culinary adventure for your taste buds and great service.

They are offering a restaurant level Thanksgiving Dinner package to be picked up between 11am and 3pm, on Wednesday 23rd of November. 

Their turkey comes quartered & in a cryo-bag. All you will need to do is drop the bag into boiling water, sear the pieces & carve the breast. The result will be a really delicious turkey. 

You can see the full selection of options on their website. The pre-paid package will feed 3-4 with generous portions and costs $249.50.

  • The Kitchen provides instructions to make sure you get the most out of your order.

The Post Chicken and Beer

Located in both LoHi (Boulder St) and South Denver (S Broadway), and brews their own high quality beers. They also specialize in chicken dishes and even have gluten free crisp chicken, so if you fancy mixing it up this Thanksgiving, why not give them a try.  

They have a variety of packages on offer for both catering and pick up.

Urban Farmer

Located on Wazee St, in North Denver, Urban Farmer, is a modern steakhouse with emphasis on responsibly sourced food.

Woodie Fisher Kitchen & Bar

Known and adored for their steaks and quality of food, this chic Cherry Creek restaurant is run by John Elways and Tim Schmidt. They have four locations, of which two are in Denver (Cherry Creek and Downtown). While a little on the pricier side, it is warranted by the amazing food, excellent service and sophisticated atmosphere.

They will likely have specials for Thanksgiving; check online closer to the event.

PRO Tips:

  • Due to the restaurant’s popularity, we recommend making reservations well in advance.
  • You must try the Lamb Chop Fondue. It is to die for!

Humboldt Kitchen & Bar

Based in Denver’s Uptown neighborhood, on Humboldt St., dine-in seatings are available at noon, 2pm, 4pm and 6pm with a special Thanksgiving menu.

Also known for their craft cocktails and unique local beers, tasty food and great atmosphere.

Pricing: Adults $80, children under 12 $20.

PRO Tips:

  • There is street parking available, however it is first come first serve so get there earlier. 
  • You will need to book as soon as possible as slots go fast.
  • If you miss out on Thanksgiving here, make sure to come back for happy hour.

Narrative

Narrative is a bright space with lots of windows, located in Cherry Creek. Chef Aaron Whitcomb has curated a three-course Prix Fixe Thanksgiving Dinner that will delight your senses.

It includes herb roasted turkey breast & gravy, cornbread stuffing, honey glazed baby carrots, haricot vert amandine, buttermilk whipped potatoes, and a fresh cranberry dressing.

Pricing: Adults $120, children ages 4 – 12 $40, optional wine parings $46.

 PRO Tips:

  • Bartenders make great cocktails like the Sapphire Thyme Capsule or the Speer Boulevardier, and beverages.

The Corner Office Restaurant and Martini Bar

Attached to the Curtis Hotel in Downtown Denver, The Corner Office offers a cozy environment and a special Thanksgiving Buffet for this occasion. The buffet is open from 12 – 7pm and costs $65 per adult and $35 per child. 

Offerings include house-smoked salmon, honey-brined turkey breast, delicata squash, green bean casserole and more!

  • Reservations are highly encouraged! 
  • With ticket validation, diners of The Corner Office can enjoy their first two hours free of parking charges, when parking at The Curtis Hotel. Following the first two hours, standard hotel parking rates apply. Please ask your server or front desk agent for ticket validation.

Water Grill

Typically a seafood restaurant, though for this Thanksgiving, Executive Chef, Jessica Biederman, has created a unique Prix Fixe menu for you and your guests.

Pricing: Adults $68, children under 12 $25.

 PRO Tip: Valet parking entrance is inside the garage on Blake Street, between 17th & 16th (on the left).

100% De Agave

Located on Lincoln St, with a view of Downtown Denver and minutes from the Art Museum, 100% De Agave is known as Denver’s best Mexican brunch. If you fancy a different Thanksgiving meal with a Mexican theme in a clean, nice ambiance, then this is the restaurant for you. 

They are also known for their tacos, quesadillas, fajitas and phenomenal drinks, especially their margaritas and bottomless mimosa, which are yum!

PRO Tip: They have over 100 different tequilas to choose from.

Nowadays, it is a special day bringing families together for an amazing meal to celebrate the blessings of the previous year. Traditionally, the big feast was prepared at home over several days. Bucca De Beppo offers a special Thanksgiving meal package for 3, 6, or 10 people. They are even open on Thanksgiving Day, if you forget anything. Despite being an Italian restaurant, they provide a typical Thanksgiving dinner with roasted turkey breast and all the traditional side dishes.

For groups of ten or more, they ask to place an advance order for pickup or delivery.

Their Thanksgiving catering meal includes:

Flower Child

The Flower Child in Cherry Creek, located by the Cherry Creek mall, is the place to go if you’re searching for vegetarian, vegan, gluten-free, sugar-free, or dairy-free catering. It takes pride in using organic food and fresh ingredients.

Delivery is available for a one-time price of $30. Their catering packages can typically feed 10 to 12 people. Pricing is between $135 and $155 per person (make sure to inquire about specials for Thanksgiving).

Fogo De Chao

For those who love Brazilian meat this is one of the best in Denver. For Thanksgiving, they are offering catering for 10 people or more. Choose from their package options or hand select from the A La Carte menu.

  • The Catering Specialists will personally deliver and set up To-Go & Catering orders of $200 or more for 10% delivery charge (up to $35).

Maggiano’s Little Italy

For those who enjoy Italian food at its finest, Maggiano’s offers an Italian-inspired Thanksgiving meal for your whole family.

Their chefs will prepare your meal and for an extra fee, they will transport, set it up, and maintain the heat for you.

They have 3 standard catering packages:

  • Serving 8 people at $175
  • Serving 16 people at $300
  • Serving 50 people at $850

  • They can also provide any other items you would need for the day, such as dishes, napkins, and tablecloths.
  • Known not only for their great food but also for their phenomenal service. 

Perry’s Steakhouse

Perry’s, located at Park Meadows Mall, is known for its excellent meat, particularly its pork chops and Smorgasbord. They also provide alternatives that are vegetarian, vegan, and gluten-free.

  • Email their sales managers (guestrelations@perryssteakhouse.com) who will put together the ideal takeout order for you.
  • We advise getting in touch with them early to inquire about price and availability.

TBD Foods

This food location is perfect for you if you want to support regional, sustainable vendors. TBD Foods, which has a location close to City Park Denver, collaborates with Whole Foods Market, Oliver Market, as well as other farms, butchers, and fish suppliers. Along with chef-prepared fine dining menus, they also provide serving staff, kitchenware and cleanup services after your Thanksgiving feast. Judging by the reviews, these guys are awesome!

PRO Tips:

  • Meal they cater for is up to 5 hours.
  • A meal can range from $60-$150 per person depending on what is ordered. 
  • 50% deposit is required upfront which is fully refundable up to 2 weeks prior to the event for a small event. They take the deposit off the lowest possible price, so if you are still ironing out the menu, they will make any adjustments during the final payment, the day of the event, via cash, check or card.

The Honeybaked Ham Co

Items ordered from Honeybaked Ham are frozen in temperature controlled packaging (with ice) to ensure freshness and can then be shipped nationwide! So take care of your family’s meal, or gift a meal to friends or family that could not be there in person.

Known for their 24 hour smoked ham as well as their turkey and amazing sides, which can be ready to heat in about 15 minutes.

PRO Tips:

  • Order as soon as you can as the turkey needs up to 4 days to thaw prior to feeding. Once thawed the ham will stay fresh in your fridge up to 10 days and the turkey up to 7. 
  • They accept bookings up to 20 days in advance, so get in there early and reserve your meal.
